    Q: What is the Best Estate Agent Guide 2019?
    A: Those agents whose branches make the guide based on the performance assessment will be published on the Best Estate Agent Guide website from 12th October, 2018.

    Branches appearing in the guide are listed together with a rating, which identifies whether they achieved a highly rated, excellent or exceptional level of service.

    In addition, in 2019, brands that have performed well in their size band and region will be recognised at the Best Estate Agent Guide Awards, taking place at the EA Masters on 12th October, 2018.

    Q: What is the significance of each of the ratings in the Best Estate Agent Guide?
    A: To appear in the Best Estate Agent Guide, the branch needs to have achieved a minimum score in the performance assessment.

    The top 5% of branches, based on their score, are then graded with an exceptional rating, the next 5% receive an excellent rating and the remainder are designated as highly rated.

    Q: What is the difference between the Best Estate Agent Guide and the Best Estate Agent Guide Awards?
    A: The Best Estate Agent Guide is a website that makes it possible for vendors and landlords to search at a branch level, for agents that have performed well based on the assessment criteria. Branches are accredited with an exceptional, excellent or highly rated status.

    The Best Estate Agent Guide Awards is part of the EA Masters event, where the very best estate agency brands in each size band and region win awards.

    You can view the shortlist of estate agency brands that are in contention to receive an award on 12th October.

    Q: I’m a finalist in the Best Estate Agent Guide Awards, what does this mean?
    A: There are c. 15,000 estate agency brands across Great Britain and less than 600 finalists. You are in a very elite group comprising the top 5% of brands in the region.

    Q: I’m a finalist, which of my branches is in contention for an award
    A: This year, the awards are based on the average performance scores of all branches for the company. This means that the accolade is awarded at a company level.

    The best company by size band and region will be announced at the EA Masters on 12th October.

    The individual branch performance for those branches that achieve the minimum scores required will also be listed on bestestateagentguide.co.uk.

    Q: How many firms on the shortlist will actually receive an award?
    A: Only firms that attend the EA Masters event, or who subsequently purchase a licence will receive their award.

    We have identified finalists, bronze, silver and gold award winner for each size band and region. From those award winning brands, an overall estate agency of the year and letting agency of the year will be announced.

    In addition, we have also identified the best sales branch, best letting branch and best branch for sales & letting combined.

    Q: I am on the shortlist to win an award – what are the specific benefits for award winners who attend the EA Masters?
    A: In addition to learning from speakers, being able to meet with industry suppliers and network with other leading agents, if you are announced as a gold, silver, bronze or finalist award winner, you will also receive:

    • a winner’s medal
    • an official certificate of achievement
    • photography
    • video
    • PR
    • the chance to reward your team and give them a significant boost
    • the chance to be acknowledged and recognised in front of your peer group

    Gold award winners will be presented with their medal and certificate on the stage and the overall winners will also be presented with a trophy.

    Trophies must be returned within 12 months.

    Q: I’m not a finalist, does this mean I will not be featured in the Best Estate Agent Guide website?
    A: No, one or more of your branches may still feature in the Best Estate Agent Guide website. The finalists represent the top c. 5% of brands in the country, whereas the Best Estate Agent Guide features individual branches that have achieved the minimum score to achieve at least a highly rated accreditation.

    Q: What are the size bands for the Best Estate Agent Guide Awards?
    A: There are 4 size bands as follows:

    • Single branch
    • Small (2-5 branches)
    • Medium (6-20 branches)
    • Large (20+ branches and those agents that operate over multiple regions, such as national and online agents).

    A: Finalists are identified among single, small and medium-size firms in the following regions:

    Q: I have branches across different regions, which region have I been assigned to?
    A: We assigned the first part of each postcode to a region. Using your branch postcodes, we then assigned each branch to a region and each brand to the region where the majority of their branches are. Having identified the top 5% of brands based on the average branch scores, we then visited every website, to to double-check branch locations and region descriptions.

    Q: How have the best estate and letting agents been identified?
    A: To identify and rate the best agents, the single largest assessment of customer service in the UK property industry has been carried out, covering traditional, hybrid and online agents. Using a series of algorithms, over 3 billion data points have been analysed to identify those agents with a consistently strong performance and this has been combined with a large-scale mystery shopping exercise. The process assessed performance under the headings of:

    • Marketing
    • Customer service
    • Results
    • Market share

    Q: How do I know if my business has been assessed?
    A: The principal difference between the Best Estate Agent Guide and any other awards, review or method of assessment, is its whole of market approach. Every residential sales and/or lettings branch is eligible for consideration. All eligible Rightmove members were entered automatically and any non-members could self-select to be involved.

    Q: How do I know if my branches are eligible to be included in the assessment?
    A: They need to be involved with residential sales/lettings – commercial, new homes, halls of residence, new homes or firms dealing with a particular development are not eligible. They need to have been trading and to have listed a minimum of 12 sales and/or letting properties over the full 6-month assessment period.

    Q: How do I ensure my business is included in the assessment?
    A: If you are a Rightmove member, you are automatically included and do not need to do anything. If you are not a Rightmove member, you can apply to be included in the assessment by completing an entry form on this website. Please note that applications can only be considered if they have been submitted during the assessment period.

    Q: What criteria have you used to assess performance?
    A: Data Analysis by Rightmove
    An ideal customer journey was mapped out by Rightmove and the Property Academy, based on expert knowledge, consumer research and in consultation with estate and lettings agents. Rightmove then analysed property details listed on rightmove.co.uk

    Mystery Shop by Property Academy
    The Property Academy carries out the largest mystery shopping exercise ever conducted in our industry – covering all eligible Rightmove members, plus some additions such as agents that are not Rightmove members and who elected to be included in the assessment and provided comparable data to enable their inclusion.

    The mystery shopping exercise involves branches being contacted by telephone and email.

    Q: What data was shared as part of the assessment?
    A: Rightmove analysed all property details listed with them to follow the lifecycle of a buying/selling or renting/letting journey.  Using these findings, and following a unique and robust scoring system designed by Rightmove and the Property Academy, a shortlist was created.

    No sensitive data has been shared with, or sold to the Property Academy or any other company as a result of this analysis.

    The Property Academy was provided with publicly available information, namely a company name, branch name and postcode, plus a total score resulting from the data analysis.

    Q: Does it cost me to be included in the assessment?
    A: No, being included in the assessment is free of charge for agents. The cost of the data analysis and mystery shopping exercise is covered by Rightmove and Property Academy respectively.

    Q: Am I in the Best Estate Agent Guide 2018?
    A: Those agents who were found to be among the best agents based on the first ever performance assessment were listed in the Best Estate Agent Guide on 25th September 2017. They will remain on the site until October 12th 2018, when the site will be updated to include those agents found to be among the best based on the next performance assessment.

    Q: Am I in the Best Estate Agent Guide 2019?
    A: Those agents who make The Guide based on the performance assessment will be announced at the EA Masters on 12th October, 2018 and the Best Estate Agent Guide will be updated immediately afterwards.

    Q: Does it cost me to be in the Best Estate Agent Guide?
    A: A basic listing in the Best Estate Agent Guide is free of charge. There are opportunities to enhance your listing, should you choose to boost your presence in the guide.

    Q: Why is a listing in the Best Estate Agent Guide important to me?
    A: The Best Estate Agent Guide provides a way for agents who have performed to the highest standards in the country to stand out from their competitors. The guide will be promoted by Property Academy and Rightmove, (including on rightmove.co.uk and to home moving audiences registered with Rightmove). In addition, agents can choose to market their attainment by displaying a distinctive winners mark.

    Q: Can I promote my attainment in my own marketing?
    A: Yes, following the official celebration event, the EA Masters on 12th October, winning agents can choose to promote their attainment within their own marketing materials (e.g. in branch, on boards, on their own website, on social media channels, on third party websites – such as Zoopla and printed materials). This is subject to paying a licence fee to the Property Academy. Using the winners’ mark, the Best Estate Agent Guide logo or referring to being listed in the Best Estate Agent Guide without paying the licence fee is strictly prohibited.

    Q: How much does a licence cost?
    A: The licence fee starts from just £1,200 +VAT for the first branch with substantial discounts for additional branches.

    The licence runs for 12 months from October 12th 2018.

    A: The EA Masters is the “must attend” event for all estate and letting agents, unrivalled in the scale and quality of production. In 2018, it will be run over two days. There are four key components:

    Q: Where do the EA Masters 2018 events take place?
    A: This year’s event takes place over two days.

    The Leadership Conference, Exhibition and Best Estate Agent Guide will be held at the InterContinental London – the O2 on Friday 12th October.

    EA Masterclass, comprising hands-on workshops with Alexander Phillips, Josh Phegan and Peter Fuller, takes place on Thursday 11th October within the O2.

    Q: What time does the EA Masters 2018 start and end?
    A: The EA Masterclass starts at 1.30pm and finishes at 5pm to ensure it is possible for agents to travel to the event during the morning.

    The EA Masters Conference, Exhibition and Awards format has been changed this year in response to feedback from agents that attended the EA Masters in 2017.

    Registration starts at 8.30 with the first speaker session starting at 9.45am. This year, there will be an awards lunch, starting at 3pm and finishing at 6pm. This is primarily in order to make it easier for agents to travel to and from the event on the same day if they choose to do so.

    There will be a cash bar after the awards for those that prefer to continue the celebrations.

    Q: When will tickets go on sale?
    A: Tickets are on sale now. View the shortlist of agents that are in the running for one or more awards and book tickets to the EA Masters and EA Masterclasss

    There is no requirement to buy tickets to the event and this does not influence in any way inclusion within the Best Estate Agent Guide or the rating.

    However, spaces are limited and you will not want to miss it.

    Q: Who can buy tickets? Do I have to be shortlisted for the Best Estate Agent Guide to attend?
    A: Any estate or letting agent can purchase tickets to attend the EA Masterclass event on 11th October.

    There are a limited number of Conference & Exhibition only tickets for those agents that have not been shortlisted for an award.

    Agents that have been shortlisted for an award can purchase the full day pass and attend the Best Estate Agent Guide Awards.

    Suppliers must become a supporter to attend the EA Masters on either day one or day two.

    Q: How many tickets am I able to buy?
    A: There is currently no limit on the number of tickets that can be purchased per company. However, we do encourage you to book as soon as possible because availability is limited.

    Q: I can’t attend for the whole day, can I come for part of the day?
    A: If you are considering attending, we highly recommend that you make arrangements to make a full day of it!

    It is not possible to purchase a ticket for just the Best Estate Agent Guide Awards. To attend the Best Estate Agent Guide Awards, you will need to purchase a Platinum or Gold ticket.

    Q: My ticket receipt is from Estate Agency Events. What is Estate Agency Events (EAE)?
    A: EAE is the parent company for Property Academy. Invoices and receipts for all tickets purchased for The EA Masters, (which is owned and organised by EAE trading as Property Academy), are issued by EAE and have the EAE logo on them.

  • Mystery Shop

    Q: How was the mystery shop questionnaire created?
    A: The questionnaire covers the call structure for both Sales and Lettings operations.
    An ideal customer journey was mapped out in consultation with industry specialists, including estate, lettings agents and consumers. Once created, a representative sample project of 50 different agents, operating across a variety of business models and sizes was conducted to test the questionnaires. Some of the measurements are generic to allow every agent to have the same opportunity to score. All questions are considered applicable for all Agents.

    Q: How are the Mystery Shoppers selected?
    A: We used real consumers from a variety of locations across the country. All have previous experience of mystery shopping.
