The Intelligent Agency Conference  will highlight examples of some of the very best estate agencies utilising AI and other technologies, to marry up with the deep-rooted principles of estate agency.

Using the IA loop developed by Leaders.inc, the speakers and contributors will demonstrate how IA is the only future for scalable success in estate agency.

We’re delighted to welcome back our host, Lucia Fox.  Lucia is a familiar face at EA Masters, having hosted the event and its predecessor the Estate & Letting Agency of the Year Awards for over a decade. Her career has taken her all over the world, presenting for Eurosport, ITV, Formula One Digital, various Sky channels, and many other broadcast, corporate and commercial clients. She has been associated with Property for many years – presenting Property Question Time for Property TV in addition to announcing the award winners at the Property Industry’s most prestigious awards event.


1. Intelligent Agency principles

Peter Knight, creative director of Leaders.inc explains the Intelligent Agency model and the underlying principles of estate agency that underpin the sector.

Peter Knight is an international business speaker, Non-Executive Director of property related businesses including GoodLord and estate agency coach, as well as the founder of Leaders.inc, the group holding company of Property Academy – a business development company and producers of EA Masters and Best Estate Agent Guide Awards. He chairs regular leadership group meetings for estate agency business owners and owners of businesses that supply services to estate agents to help them to design and implement a strategy to achieve profitable growth and maximise business value. Peter is a published author of HEMP – the Highly Effective Marketing Plan. HEMP is a proven practical planning process for companies of all sizes and has been used by over 2000 companies world-wide. He is an experienced facilitator of Stephen Covey’s The Seven Habits of Highly Effective People and a qualified master practitioner of NLP. Peter’s early career included working as an estate agent and also in the new homes sector. He co-founded the charity Agents Giving, which provides the property industry with a platform upon which to raise charitable funds as a community.

Jessica Moulton, Senior Partner at McKinsey & Company highlights their latest research into consumer and societal trends that will reshape how we live, work, and move home.

Jessica is a leader in McKinsey’s global consumer practice. Her work focuses on helping consumer packaged goods, retail, and foodservice companies address their top strategic priorities. She is particularly focused on how consumers are changing, and implications for consumer company’s growth opportunities, strategic focus, required capabilities and operating models. Recent roles have included head of European Consumer Goods, Global Consumer Private Equity, Global Consumer Knowledge and Capabilities, Global Consumer Reach and Relevance, and UK Consumer. Jessica is the lead author for our consumer goods Rescuing the Decade whitepaper, now in it’s third edition: www.mckinsey.com/rescuingthedecade. Jessica is based in London and has previously worked out of the New Jersey and Washington, DC offices. She holds and MBA from Harvard Business School and a BA from Duke University.

Christopher Watkin, aka “Property Stato”, is a UK-based estate agency and property market commentator known for his analysis of property statistics. He is often featured in media and on his YouTube channel, “The UK Property Market Stats Show,” where he breaks down the latest data on the UK Property Market regarding listings, sales, and house prices. He also has his famous ‘Sofa’ in Grantham, where he interviews the great and good of UK Estate & Letting Agency.

Ian Preston of Greenhouse OS, Gemma Young of Moverly, and Mark Brooks of Miles & Barr, discuss how most estate agents’ propositions need radical overhaul, and how automation, and AI in particular,  is driving change.

Ian is the founder of Preston Baker, Richard Roberts and Greenhouse OS and has diversified his business to reduce headcount by half whilst increasing the size of the business following his high skill / high tech strategy.  He will share his advice for thinking radically about how you can derisk and grow at the same time.

With roots as an estate agent and years at Google, where Gemma was among the first 100 people to join Google UK, Gemma combines frontline property experience with global experience in technology and transformation at scale. As CEO and Co-founder of Moverly, she introduced Digital Sale Ready (DSR), the industry standard for upfront property preparation recently referenced in government consultations and proven to dramatically improve completion rates and drive significantly more referral income to agents. Moverly represents the property sector in government smart data schemes, and Gemma’s work has been featured in ForbesThe TimesBBC, and Wired. Recognised by Management Today’s Top Leaders and Startups UK’s Top 100 Entrepreneurs, she speaks regularly on how Digital Sale Ready can help agents win more instructions, protect completions, and build referral relationships that deliver both revenue and true value for customers as the property industry experiences its ‘open banking moment’.

With over 25 years in award-winning Estate Agency and 15 years in Financial Services, Mark Brooks brings a rare combination of operational expertise, entrepreneurial success, and a forward-thinking approach to technology in property and finance. As CEO, Mark funded, scaled, and sold Miles & Barr, one of the UK’s leading regional Estate Agency groups. Under his leadership, the group also launched Finamply — a tech-led mortgage brokerage serving both national lead aggregators and local Estate Agency businesses. Following the sale of Miles & Barr to Lomond in 2024, Mark now serves as Regional Managing Director of Lonond, leading the brand’s continued growth across Kent. He also remains Chairman and a shareholder of Finamply, where he guides the company’s strategic use of AI to enhance customer experience and operational performance. In recent years, Finamply has built and deployed AI-enabled systems that automate lead management and appointment booking, achieving significant gains in efficiency and conversion rates. Through his consultancy, GCG, he’s worked with major names including Savills, haus & haus, Complete ASAP, and ListingLogic, driving innovation in CRM systems, integrations, and automation. With over 20 years’ experience spanning technology, product, and operations across the UK and international property sectors, Matt brings a sharp, practical view of how AI and data are reshaping agency performance

Jason Tebb, President of OnTheMarket, the UK brand for Costar, shares insights from the global leader in real estate, analytics and marketplaces.

Jason Tebb is President of OnTheMarket, one of the UK’s leading residential property portals. With 25 of experience in estate agency and property technology, Jason has held senior leadership roles at major firms including Foxtons, Chestertons, and LSL Property Services plc. He also founded and successfully exited Ivy Gate, a PE-backed boutique London agency. Since joining OnTheMarket in December 2020, Jason led a transformative turnaround of the business, championing innovation, agent engagement, and sustainable growth. The company achieved profitability for the first time in its history and was successfully acquired by CoStar Group in December 2023 for over £100m, representing a 97% premium on the share price. Jason is known for his agent-first philosophy, shaped by his hands-on experience across all levels of the industry—from junior negotiator to CEO. His vision centres on challenging industry norms and delivering value to both agents and consumers. He holds a BA in Psychology from Cardiff University and is a regular speaker at industry events where his insights on proptech, sales strategy and market dynamics have been widely praised.

Previously, as CEO of Smoove plc, a technology company, Jesper rebranded and transformed the company into a digital, customer-focused platform that revolutionised the home buying, selling, and owning process through proptech and legaltech solutions. Under his leadership, Smoove achieved 37% revenue growth, significant margin improvements, and a successful public-to-private transaction with PEXA, delivering shareholders a 74% premium. Bruce Crouch, former Executive Creative Director of BBH, (arguably the most successful ad agency of all time), discusses why brand is more important than ever in the age of AI, and how smaller businesses can now apply the same approaches that were previously only available to much larger ones.

Bruce Crouch is one of the UK’s most respected creative leaders, best known for his time as Executive Creative Director at Bartle Bogle Hegarty (BBH), where he helped shape iconic campaigns for brands like Levi’s and Audi. After succeeding Sir John Hegarty at the helm of BBH’s creative output, Bruce went on to co-found his own agency and now leads creative at Green, Black and White and is also creative consultant for major brands. With decades of experience at the forefront of brand storytelling, he brings rare insight into how bold ideas, crafted with precision, can transform businesses and captivate audiences.
