    Q: What is the Best Estate Agent Guide 2018?
    A: The Best Estate Agent Guide is a website that will feature the top 20% of estate and letting agency branches in Great Britain. It has been established to help consumers find the best branches in their area and to raise standards of customer service in our industry.

    Branches appearing in the guide are listed together with a rating, which identifies whether they achieved a highly rated, excellent or exceptional level of service.

    Q: How have the best branches been identified?
    A: To identify and rate the best agents, the single largest assessment of customer service in the UK property industry has been carried out, covering traditional, hybrid and online agents. Using a series of algorithms, over 3 billion data points have been analysed to identify those agents with a consistently strong performance and this has been combined with a large-scale mystery shopping exercise. The process assessed performance under the headings of:

    • Marketing
    • Customer service
    • Results

    Q: How do I know if my business has been assessed?
    A: The principal difference between the Best Estate Agent Guide and any other awards, review or method of assessment, is its whole of market approach. Every single branch is eligible to be included. All Rightmove members were entered automatically and any non-members could self-select to be involved.

    Q: How do I ensure my business is included in the assessment?
    A: If you are a Rightmove member, you are automatically included and do not need to do anything. If you are not a Rightmove member, the deadline to be included in this year’s assessment has now passed. To be included in future assessments, please register to receive updates below and we will be in touch when the entry process for Best Estate Agent Guide 2019 opens.

    Q: What criteria have you used to assess performance?
    A: Data Analysis by Rightmove
    An ideal customer journey was mapped out by Rightmove and the Property Academy, based on expert knowledge, consumer research and in consultation with estate and lettings agents. Rightmove then analysed property details listed on rightmove.co.uk in order to draw up a shortlist comprising the top c. 40% of estate and letting agency branches. The analysis included:

    • 3.2 billion property views
    • 50 million home mover leads
    • 3 million transactions
    • Over 12 months of research

    Mystery Shop by Property Academy
    The Property Academy has carried out the largest mystery shopping exercise ever conducted in our industry – covering all those individual branches that made the shortlist, plus some additions such as agents that are not Rightmove members and who elected to be included in the assessment and provided comparable data to enable their inclusion.

    The mystery shopping exercise involved branches being contacted from three and up to six times – almost 30,000 mystery shops in total.

    Q: What data was shared as part of the assessment?
    A: Rightmove analysed all property details listed with them to follow the lifecycle of a buying/selling or renting/letting journey.  Using these findings, and following a unique and robust scoring system designed by Rightmove and the Property Academy, a shortlist was created.

    No sensitive data has been shared with, or sold to the Property Academy or any other company as a result of this analysis.

    The shortlist provided to the Property Academy included only publicly available information, including a company name, branch name and postcode.

    Q: Does it cost me to be included in the assessment?
    A: No, being included in the assessment is free of charge for agents. The cost of the data analysis and mystery shopping exercise is covered by Rightmove and Property Academy respectively.

    Q: Am I in the Best Estate Agent Guide 2018?
    A: Those agents who are in the top 20% based on their performance in the assessment will be listed in the Best Estate Agent Guide and will receive an invitation to book tickets for The EA Masters – the biggest UK estate and letting agents’ event, being held on 22nd September 2017 at The InterContinental – the O2 in London.

    Q: Does it cost me to be in the Best Estate Agent Guide 2018?
    A: A basic listing in the Best Estate Agent Guide is free of charge. There will be opportunities to enhance your listing, should you choose to boost your presence in the guide.

    Q: Why is a listing in the Best Estate Agent Guide important to me?
    A: The Best Estate Agent Guide provides a way for agents who have performed in the top 20% of branches in the country to stand out from their competitors. The guide will be promoted by Property Academy and Rightmove, (including on rightmove.co.uk and to home moving audiences registered with Rightmove). In addition, agents can choose to market their attainment by displaying a distinctive winners mark.

    Q: Can I promote my attainment in my own marketing?
    A: Yes, following the official celebration event, the EA Masters on 22nd September, winning agents can choose to promote their attainment within their own marketing materials (e.g. in branch, on boards, on their own website, on social media channels, on third party websites – such as Rightmove and printed materials). This is subject to paying a licence fee to the Property Academy. Using the winners’ mark, the Best Estate Agent Guide logo or referring to being listed in the Best Estate Agent Guide without paying the licence fee is strictly prohibited.

    Q: How much does it cost?
    A: The licence fee costs from just £1,200 +VAT per branch per annum and runs from September 25th, 2017 to September 21st, 2018.

    Q: How can I purchase a licence?
    A: Licences will be available to purchase from September 25th 2017 from the Property Academy at propertyacademy.co.uk. To find out if one or more of your branches will appear in the best estate agent guide and to receive a notification when licences become available, fill in the form.

    Q: Does Rightmove earn any revenue from the Best Estate Agent Guide?
    A: No.

    Q: What is the EA Masters 2017 event?
    A: The EA Masters is the “must attend” event for all estate and letting agents – without equal in its scale and quality of production. There are three key components:

    • The Exhibition
    • The Conference
    • The Celebration Dinner

    Q: Who can attend the EA Masters 2017 event?
    A: The EA Masters 2017 event is an exclusive event for two key groups:

    1. Agency owners or senior managers with branches that have performed in the top 20% and that will appear in the Best Estate Agent Guide 2018.
    2. Suppliers that have invested in a Gold, Platinum or VIP Supporter Package.

    Q: What are the benefits of attending the EA Masters 2017 exhibition?
    A: Alongside our Principal Partner Rightmove, around forty industry supporters will have a presence in the EA Masters ‘Innovation Hall’. Each supporter is encouraged to announce new products and services or feature upgrades and new developments. For many, this event is where they will unveil the latest products, giving those estate and lettings agency owners who attend the exhibition the first-mover advantage.

    As the largest event in the sector, attracting over 1,000 of the best performing estate agency owners and senior directors, industry supporters have the opportunity to present their services to hard-to-reach buyers.

    A: The exhibition and registration for the EA Masters 2017 opens at 9am and will conclude at 10.30pm. The event has been scheduled to make it possible for most delegates to travel to and from the event on the day.

    A: Standard full day tickets are £299 + VAT per person.

    Q: When will I know if I am eligible to purchase a ticket?
    A: The owners/senior directors of estate agents with one or more branches included within the Best Estate Agent Guide have been notified. They have been given priority to purchase tickets to the EA Masters 2017 event.

    There is no requirement to buy tickets to the event and this does not influence in any way inclusion within the Best Estate Agent Guide or the rating.

    Q: How many tickets am I able to buy?
    A: There is currently no limit on the number of tickets that can be purchased per company. However, we do encourage you to book as soon as possible because the tickets are selling fast.

    Q: I can’t attend for the whole day, can I come for part of the day?
    A: If you are considering attending, we highly recommend that you make arrangements to make a full day of it!

    Evening-only tickets are not available to purchase. To attend the evening event you will need to purchase a full day ticket.

    Q: My ticket receipt is from Estate Agency Events. What is Estate Agency Events (EAE)?
    A: EAE is the parent company for Property Academy. Invoices and receipts for all tickets purchased for The EA Masters, (which is owned and organised by EAE trading as Property Academy), are issued by EAE and have the EAE logo on them.

  • Mystery Shop

    Q: How was the mystery call questionnaire created?
    A: The questionnaire covers the call structure for both Sales and Lettings operations.
    An ideal customer journey was mapped out in consultation with industry specialists, including estate, lettings agents and consumers. Once created, a representative sample project of 50 different agents, operating across a variety of business models and sizes was conducted to test the questionnaires. Some of the measurements are generic to allow every agent to have the same opportunity to score. All questions are considered applicable for all Agents.

    Q: How are the Mystery Callers selected?
    A: We used real consumers from a variety of locations across the country. All have previous experience of mystery shopping.

    Q: How do I remove the mystery caller from my Customer Database?
    A: Only those companies who passed the Rightmove data analysis were mystery shopped. If you were mystery shopped, the report created as part of your assessment will state the name and address used to register.  The mystery callers did not commit to any booking. If an agent ‘pencils in’ an appointment, the caller will make it clear that this should not be taken as confirmation of an appointment.
